Drainage designed first
Grades, fall, and joint layout planned so storm water leaves the lot instead of ponding on it.
A parking lot is the first thing every customer touches at your business — and on Southeast Texas clay, it’s also the first thing to crack, pond, and crumble when it wasn’t built right. We pour concrete lots designed for this ground: compacted base, steel, joints laid out for traffic, and drainage that actually moves 60 inches of annual rain off the surface.
New construction or full replacement of a failed lot — poured in phases so your business stays open, with one written number up front.
Grades, fall, and joint layout planned so storm water leaves the lot instead of ponding on it.
Heavier sections in truck lanes, dumpster routes, and entrances — standard sections where cars park.
We section the work so customers keep parking while we pour — no full shutdowns.
Clean broom finish, cured and ready for striping — we’ll walk you through that final step at the estimate.
Concrete costs more up front and repaves itself in savings — decades of life with no resurfacing cycle.
Free on-site walk-through, one written number, firm schedule.
A parking lot is a big, flat, exposed slab on the flattest, wettest ground in Texas — Southeast Texas gets roughly 60 inches of rain a year, and the Beaumont clay under it drains slowly and moves with every wet-dry cycle. That’s why failed lots around here all look the same: birdbaths after every storm, cracked panels in the truck lanes, and settled sections at the entrance. The lot didn’t fail — the ground under it was never built to carry it.
We design the water off the lot before the first form goes in: grades and fall that move rain to where it should go, compacted base that stays solid when the clay is saturated, steel in every panel, and joints laid out for the traffic pattern — heavier, thicker sections where delivery trucks and garbage trucks actually run, standard sections where cars park.
From storefronts in Beaumont to the business corridors in Orange and Port Arthur, this region’s storm cycles keep commercial concrete on a rebuild schedule — Harvey alone put entire lots underwater for days. A concrete lot built for this ground outlasts asphalt several times over, with no resurfacing cycle eating your maintenance budget every few years.
Lot size and thickness zones drive the number — we don’t pour one thickness everywhere, we put the heavy sections where trucks run and price the difference honestly. Dirt work and drainage design are the second factor: grading, fill, and getting the water off the lot are what make it last on this clay.
Tear-out of a failed lot (concrete or asphalt) and phasing so your business stays open both factor in — and both go into one written scope with a firm schedule. The walk-through and estimate are free.
Usually, yes. We phase the work — pour one section while customers park on another, and sequence cure times around your hours. We’ll walk the site with you and build the phasing into the written scope before work starts.
Nine times out of ten it’s the ground, not the concrete: slow-draining clay under a lot that wasn’t graded or based right. Standing water softens the base, panels settle and crack, and it compounds every rainy season. We fix the drainage and the base, then pour.
Concrete costs more up front and wins over time here: it handles our heat without rutting, doesn’t need the resurfacing cycle asphalt does, and carries truck traffic on properly built sections for decades. We’ll give you the honest math for your lot size at the estimate.
The pour comes stripe-ready — clean broom finish, cured and jointed. Striping is the quick final step after cure, and we’ll walk you through exactly how and when it happens at the estimate so you end up with a turnkey lot.
