The soil under Southeast Texas is literally called the Beaumont clay — an expansive, slow-draining clay that swells when it rains and shrinks when it dries. Every slab in the region rides that movement. It’s why concrete poured straight on unprepared ground cracks early, and why driveways and patios here live or die on what’s under them: compacted base, steel reinforcement, and joints cut where the slab wants to move.
Beaumont averages roughly 60 inches of rain a year — among the highest in Texas — on ground that’s nearly flat and drains slowly. Water that stands against concrete softens the base under it, and that’s where slabs fail first. Good concrete work here is drainage work: grades that shed water away from the slab and your foundation, set with the forms before the truck ever arrives.
The median Beaumont home was built in 1978, and across SETX most neighborhoods went up in the 50s–70s. The original builder flatwork is now 50+ years old on soil that never stopped moving.
